Rental conditions

Smoking and parties are not allowed in the apartment. It is also not permitted to allow non-tenants into the apartment. Pets are not allowed. The main guest is at least 23 years old.

Injury

If damage is caused to the property or home by the tenant, the landlord will hold the tenant liable for this. This also applies to any damage to the common areas, any fines imposed due to illegal activities, other rentals or services ordered during the stay, loss of keys. Furthermore, all keys have been left on the kitchen table and the doors of the house have been properly closed. The tenant has not been evicted from the accommodation by the owner (or representative of the owner) or the police.

The landlord assumes that the tenant has travel or liability insurance for this.

Cancellation policy

The parties agree to the following cancellation conditions:

• For cancellations made more than 60 days before arrival, the entire amount paid will be refunded minus a 5% cancellation fee or € 50.00 (whichever is greater) if the landlord succeeds in finding another tenant.
• For cancellations or changes that result in a shorter stay, made between 30 and 60 days before arrival, the entire prepaid amount will be refunded minus 10% cancellation costs or € 100.00 (the greater of the two) if the landlord succeeds in finding another landlord.
• Cancellations or changes that result in a shorter stay, which are made within 30 days before arrival, will forfeit the right to a full refund of the rental amount. The reservation deposit will be refunded.
• Cancellation or earlier departure does not entitle you to a refund of the rent.
• No compensation will be paid in the event of 'force majeure' (something that cannot be foreseen or is beyond the landlord's control).
• Check with your cancellation insurance to see which conditions you must meet to receive a refund from your insurance in the event of cancellation.

Terms and Conditions
The rental takes place legally under the following general terms and conditions:

1. The tenant declares that he will personally occupy the rented property, that he will occupy it with due diligence and that he will maintain it properly. Repairs required as a result of damage caused by negligence or poor use of the rented property will be borne by the tenant. The tenant also ensures that he does not cause any nuisance to the neighborhood. 
2. The rented property is rented furnished and is equipped with kitchen utensils and equipment, crockery, glasses, duvets, pillows, bed linen, towels, etc. In the event of extreme pollution, the landlord or his representative is entitled to charge an amount for the tenant upon departure. to deduct or charge extra cleaning of the rented property from the deposit, as well as an amount for the value of objects, furniture or materials that have been broken, contaminated, destroyed or damaged and those objects that have been used during the rental other than for which they are intended, the price of cleaning soiled duvets, compensation for any form of damage to window coverings, walls, ceilings, carpets, rugs, windows, beds, etc.
3. The tenant indicates that he is insured against the Legal Liability associated with rent (fire and water damage). If the tenant is not insured, he or she is liable for the costs of the damage and the interest on these costs. The landlord is obliged to insure the rented property and the tenant is obliged to warn the landlord within 24 hours in the event of damage to the building and the outbuildings or associated buildings.
4. The tenant may not refuse the landlord access to the rented property if the landlord or his representative so requests.

Maximum occupancy

The maximum number of guests is limited to four (4) persons over 3 years old + 1 child up to 2 years old. A surcharge of €10 applies for each person per night above two people.

Included

The rental rate includes: clean bed linen, towel set, beach towel (April-October), private parking, WiFi, water, electricity and use of all equipment and items available in the apartment.

False reservations

Reservations made under false pretenses will result in your payments, deposits or rental amount being withheld, and the party will not be granted access to the property.

Parking

Private parking is provided for a maximum of 1 small to medium sized vehicle. NB! The parking space is not suitable for large cars! If in doubt, please contact the landlord. The vehicle may only be parked in parking lot number 6. The costs of any damage to the vehicle and/or garage for this purpose are entirely borne by the vehicle owner or renter. 

Travel and cancellation insurance

We recommend that all our guests purchase travel and cancellation insurance for their holiday. Cancellation insurance must usually be taken out within 7 days after booking. Travel insurance is usually available until shortly before departure.

Liability

The homeowners are not responsible for accidents, injuries or illnesses that occur during a stay in or around the home. The homeowners are also not responsible for the loss of personal belongings or valuables. By accepting this reservation it has been agreed that all guests or other invitees expressly acknowledge the risk of damage resulting from the use of the property.

Resolutive conditions

In the event of failure to pay rent and/or other costs or in the event of failure to comply with any of the conditions of the rental agreement and 8 days after an unsuccessful reminder, the landlord may terminate the rental agreement with immediate effect.
